How do I notify my present agent and tenant that I am changing to Once?

Once will notify your current agent and tenant for you and ensure a smooth transition. We will then meet with your tenant at your property and provide you with a routine inspection report.

Which locations does Once presently cover?

Sydney CBD, Eastern Suburbs, Inner West and the Lower North Shore. However, we will be extending this coverage in the very near future, so please register with us for updates include email address.

How can Once offer such low fees?

More often than not, duties and time to manage a three bedroom property compared to a one bedroom property are very similar. We don’t see why you should pay more.

Do you use reputable tradespeople that charge a reasonable price?

We have solid relationships with our tradespeople, who are competitively priced and who carry full insurances. Additionally, we do not charge for arranging repairs.

Can I nominate my own tradesperson to carry out repairs on my property?

Yes, absolutely.

Can you organise to pay my reoccurring outgoings, such as rates, levies and insurance?

We can notify the relevant bodies of the request to have all future invoices forwarded to our office for payment. This will then be deducted from your monthly statement. This service is covered in the management fee.

Monthly Statements (Owner’s Lounge)

Monthly statements are sent out on the last Friday of the month. We have also set up an online Owner’s Lounge, which you can log into at any time and view or print these or your annual financial summary statements whenever you like.

When do I pay?

Initial annual payment is due at the signing of your Management Agency Agreement. Thereafter, it’s charged once annually from the coinciding monthly statement.

What if I sell the property prior to the 12 month contracted period and do not require further management?

A standard one month’s written notice is required, after which we will pro-rata your property based on the once annual flat-fee of $1100 (incl GST) and, if applicable, we refund any difference.

Does Once sell properties as well?
